Four services. The right one is usually the smaller one.
A ¾″ solid floor will take six to ten full sandings across its life. Spend them carefully and the boards outlive the roof. That one principle decides everything below.

Hardwood floor installationNew solid and engineered floors: species selection, subfloor and moisture work, acclimation, layout, and a site-applied finish.

Hardwood floor refinishingSand to bare wood with HEPA dust containment, board repair and dutchman work, water-popped stain if you want colour, then two or three coats of finish.

Screen and recoatAbrade and re-coat an intact finish. A day of work that resets the wear layer and postpones the next sanding by years.

Cleaning & maintenanceLow-VOC, pH-neutral cleaning and an annual check on humidity, mats, felt pads and finish wear.
