Hardwood floors in Port Orchard
South Kitsap runs two housing stocks at once: small 1940s shipyard houses along Sinclair Inlet, and twenty-five years of subdivision building up at McCormick Woods. The floors ask for entirely different things.

Port Orchard was built twice. The older half went up quickly in the 1940s for workers at the Puget Sound Naval Shipyard across the inlet — small, plain, honest houses floored in narrow Douglas fir strip, often laid over shiplap. The newer half is McCormick Woods, Sunnyslope and the subdivisions that filled in from the mid-nineties onward, floored in 3¼″ prefinished oak and engineered board.
Shipyard-era fir
These floors are modest and worth keeping. The footprints are small, so a full refinish is genuinely affordable, and the fir is pre-war stock with rings close enough together to take another sixty years. Most of what they need is a light sand, board repair at the door thresholds, and a finish tough enough for a house that gets used.
Subdivision oak, and where it wears
Twenty-five-year-old builder-grade oak wears in an entirely predictable pattern: the entry, the path to the kitchen, and a half-circle in front of the sink. Everywhere else the finish is nearly untouched. That is the ideal profile for a screen and recoat — one day, no dust, and it resets the wear layer across the whole floor for about a third of a sand.
Selling the house
A pre-listing recoat is the single highest-return thing we do. A day of work, no displacement, and a floor that photographs like new instead of like twenty-five years of traffic. We can usually schedule one inside two weeks and we work around a stager’s calendar. Ask about it if you are within a month of listing.
Waterfront and close to grade
Manchester, Colby and the Sinclair Inlet shoreline put houses low over vented crawlspaces, which brings the same summer cupping we see on Bainbridge. Same protocol: meter the crawlspace, meter the room, fix the source before touching the boards. Detail is on the maintenance page.
Rentals
South Kitsap has a lot of rental stock, and a recoat between tenancies costs less than the carpet you would otherwise replace on a five-year cycle. We are happy to quote a portfolio.
Getting there
An hour and a quarter from the shop round the Hood Canal Bridge, so we batch South Kitsap work into the same weeks as Bainbridge and Bremerton. Flexible timing shortens the lead time and keeps the travel component of the quote sensible.
