Hardwood floors on Bainbridge Island

Bainbridge is really two housing stocks sharing one ferry. Winslow and the older lanes off Madison hold early-twentieth-century bungalows and cottages with old-growth Douglas fir laid tight over joists. Out at Point White, Rolling Bay, Manitou Beach, Battle Point and Lynwood Center are the waterfront and Northwest-contemporary houses — open plans, long sightlines, and 7 to 10″ white oak or walnut that has to hold flat across forty feet of unbroken floor.

Salt air, crawlspaces, and cupping

The island’s waterfront houses sit close to grade over vented crawlspaces, and in August that space can carry 60% relative humidity while the living room reads 45. Wood follows the wetter side. It is the single most common reason a Bainbridge floor cups, and it is also the reason we meter a floor before we quote a sand: flattening a cupped board that is cupped because of a moisture source underneath just buys you a thinner floor and the same problem next summer.

So the first visit often produces advice rather than an invoice — a ground vapour barrier, a crawlspace dehumidifier, and one season of readings. Then we sand.

Wide plank, and why the cut matters here

On anything over 5″ we specify rift and quartered white oak. The rings stand close to vertical against the face, so the board moves roughly half as much across its width as plainsawn stock. Radiant heat

A good share of the newer island builds run radiant, which narrows the choices further: quartered stock, a lower target moisture content, glue-assist rather than cleats alone, and a slow ramp on the system for a fortnight either side of installation. We ask the manufacturer for a surface temperature limit in writing and design 5°F under it.

Finish, on a floor this size

For very large floors we often recommend hardwax oil over a film finish, for one unglamorous reason: a spot repair is possible. When a chair leg gouges a waterborne floor you recoat the room. When it gouges an oiled floor you fix the square foot. On 2,400 square feet that is the difference between an afternoon and a week out of the house.

We stage material on-island a day ahead and plan the day around the Hood Canal Bridge. Island jobs get batched into single weeks where we can — if your timing is flexible, say so, because it usually shortens the lead time.
